OUR PROCESS
We begin by listening, learning, and exploring the possibilities. From early sketches to the final build, we guide clients through each stage of transforming their homes.
Our process typically includes four stages: Stage A-feasibility and concept design, Stage B-planning applications, Stage C-building control & tendering, and Stage D-construction with on-site monitoring, with each project adapted to suit individual needs. An outline of what occurs during each stage is expanded upon below.
Stage A
We begin by visiting your home to carry out our architects' survey, recording its proportions and layout. As we do, we take note of how the light moves through the space, where views open up or close down, and the small details that give the house its character. These observations, combined with accurate drawings, form the foundation for the design process.
With the existing drawings complete we begin to explore the potential of the spaces. We map out different ways your home could flow and function, guided by the brief.
Through a series of meetings we share more developed sets of options for review, this is presented through a series of plan layouts, internal perspective views and precedent images. At this stage, we refine the details, ensuring the final concept aligns seamlessly with your needs, aspirations, and the unique character of your home.
Once a preferred layout has been agreed we conclude Stage A and move into Stage B.
Stage B
With a preferred layout agreed, Stage B is where we develop the design into a clear and coordinated set of drawings for planning submission. It’s a pivotal step - moving from early ideas to a proposal that communicates intent with precision and purpose.
We produce detailed site plans, floor layouts, elevations, and sections that show how the design fits within its context and meets planning requirements. These drawings are not yet technical construction documents, but they’re carefully considered to reflect the project’s character, spatial logic, and material approach.
This stage is about building confidence - in the design, in the process, and in the conversations with planners. We refine the proposal to ensure it’s both compelling and compliant, laying the groundwork for a smooth approval and a strong foundation for the next phase.
STAGE C
Stage C develops the approved design into a fully coordinated technical package - ready for Building Regulation submission and for tendering to builders. We refine the drawings, specify materials, and produce schedules of finishes that help clients visualise the build and prepare for the works on site. From insulation types to window details, every element is considered to ensure compliance, durability, and design integrity.
At this stage, we also collaborate with key consultants - such as structural engineers, party wall surveyors, and energy assessors - bringing their expertise into the design to ensure everything is buildable, safe, and regulation-ready. We coordinate their input into the drawings and documentation, so clients benefit from a seamless, joined-up process.
Once the tender pack is issued, we support clients in reviewing contractor quotes - comparing costs, clarifying scope, and identifying the best fit for the project. It’s a strategic moment that sets the tone for the build, helping clients move forward with clarity and confidence.
STAGE D
Stage D is where the vision becomes reality. We prepare detailed construction drawings that guide the build with precision - covering everything from joinery details to lighting layouts. These documents ensure that the design intent is clearly understood and faithfully executed on site.
Throughout the construction phase, we remain closely involved - monitoring progress, answering queries, and helping resolve any issues that arise. We act as a steady point of contact for both client and contractor, making sure the works stay aligned with the agreed design, budget, and timeline.
Our role doesn’t end with drawings - it’s about ongoing support. Whether it’s reviewing samples, advising on last-minute decisions, or simply being there to reassure, we’re committed to making the process as smooth and enjoyable as possible.
